There are two values of your home that are at issue. The "market value" of your home and what you think your home is worth. Market value is important to know because a professional like myself would take the time and care to find all the most comparable properties like yours that have sold, or are for sale, or did not sell. However I personally believe that what you think your property is worth is important too. There may be other special things that you did to the property or amenities about the property that you have learned since you have owned it, and these things could become integral to establishing the appropriate marketing price.
